How it works

Uses the standard fixed-payment loan amortization formula (French system): you pay the same amount every month, but early on most of it goes toward interest and later most goes toward principal. This formula is universal — banks in every country use it — so you only need to change the currency for the result to make sense wherever you live.

Why it doesn't include taxes or insurance

Every country (and even every region) has its own purchase taxes, mandatory insurance, notary or administrative fees — trying to guess them all would give the wrong result for most people. That's why this calculator gives you the real cost of the loan itself, the part that is the same everywhere, and clearly warns you that you need to add those other costs for your own case.

The effect of an extra monthly payment

If you add an extra amount every month, it's deducted directly from the remaining principal (not the interest), so the loan gets shorter and you pay less interest overall. The calculator shows you exactly how much time and money you save.

Does it work for any country?
