How it works
Gross yield compares the annual rent (monthly × 12) with the purchase price, without accounting for any expenses — it's the quick figure that usually appears on real estate listings. Net yield subtracts the real annual expenses (homeowners' fees, taxes, insurance, maintenance, management...) before comparing with the price, so it gives a much more realistic picture of what you'll actually earn.
What this calculation doesn't include
It doesn't model the mortgage (leverage changes the return on your own capital a lot, that's a different calculation), vacancy periods, or rental income tax or capital gains tax when you sell — all of this varies too much by country and your situation to give a reliable figure. If you want to reflect any of these costs, add them inside "annual expenses".
Frequently asked questions
How is gross yield calculated?
Gross yield = (Annual rent / Purchase price) × 100. Annual rent is the monthly rent multiplied by 12, without subtracting any expenses.
How is net yield calculated?
Net yield = ((Annual rent − Annual expenses) / Purchase price) × 100. Annual expenses include homeowners' association fees, property tax, insurance, maintenance and any other recurring cost you enter — you decide what to include.
Does it include the mortgage in the calculation?
Not directly. This calculator measures yield on the total purchase price. If you bought with a mortgage, you can add the annual mortgage payment inside "annual expenses" to see the yield after financing, though that mixes two different things (asset yield and leverage) — for mortgages, also try our mortgage calculator.
